Conveyancing Terms

• We have assumed that the property you are purchasing will have the benefit of a Home Information Pack (“HIP”). If the property does not do so or the HIP is over 6 months old we may have to carry out a local search and a drainage search. The fee for the local search will be approximately £104.00 and the fee for the drainage search will be approximately £48.00. Search fees are estimated, actual fees vary with the locality of the property and range of searches required by your new lender.
• If you are not an existing client and are unable to attend the office in person, we are required to perform an ‘enhanced due diligence’ search on your identity. This enhanced search will confirm your identity for the purposes of the Money Laundering regulations and currently costs £10+VAT per person.
• We have not included the fee for an environmental search which advises on the possibility of land on which the property is built being contaminated on the basis of previous use. This is an optional search and the fee is approximately £48. Please note that we will have to make an environmental search if your lender requires us to do so.
• If the property you are intending to purchase falls within an area known to have undergone Mining activity, your Mortgage Lender will require us to conduct the appropriate search. It is common in the West Yorkshire area to conduct a Coal Authority Search which would cost approximately £35.00. This search will be obtained through a third party and costs may vary slightly.
• If the property is Leasehold you may find that the Landlord will expect you to pay a fee for further information and may charge for notifying them of a change of ownership. The fee will be specified in the Lease and you should budget for approximately £100 – £200 although it may be substantially less. If your property falls within an affordable housing scheme there will be a discretionary surplus fee of £115.
