Conveyancing Fees
We aim to give you the best information possible about the fees and expenses that you are likely to incur in this matter. Our fees are quoted based on the value of the property and will only change if there are any alterations to the figures you have quoted.
Our fees are initially quoted on the assumption that the property benefits from freehold title, however if it is leasehold title, there will be an additional charge of £100 plus VAT due to the complexity of the transaction.
We do not charge for dealing with your mortgage lender or completing Stamp Duty Land Tax forms for HM Revenue and Customs and will submit required details for free.
If you are purchasing a property with the aid of a home buy direct or shared equity scheme, there may be an additional charge of £150 plus VAT
If your property transaction falls through we will not charge our legal fee but it will be your responsibility to meet the cost of any expenses we have actually incurred, for example, if we have paid to obtain documents from a third party.
The expenses we have included in the quote are those that are incurred in most transactions of this type and are correct at the time of the quote. You will be notified of any change in the charges for any expenses and invoiced for the amount of the actual charge. You will not be required to pay any expenses that are not incurred.
